I lived in Watertown New York for a few years still have a couple good friends that live there you used to be able to buy any decent house for 50 grand there before the pandemic now they're all 250,000 so if you look at it compared to Canada actually there's been more inflation in the last 4 years and Watertown New York then almost anywhere in the country or Canada but they're still relatively cheap compared to Kingston that's also because Kingston's a pretty nice place to live whereas Watertown really poor and no one lives there anymore. I know it's hard to do so but you really have to adjust for how nice the town is and what the labor markets like and how much money you can earn. Upstate New York is a very unique case in America because we have to deal with a regulations of New York City and New York State with the high taxes but we get none of the benefits so everyone started to move out in the '70s and we had huge population declines. If you go to another border state like New Hampshire or population is still increasing and you have a good economy prices are extraordinarily high. This really all comes down to the lack of building homes as fast as population increases both Canada and America are horrible at this since the 1980s or so. Canada is in worse shape mostly cuz the population is increasing faster especially in a few cities where everyone moves to but if you just built more houses it got rid of land use regulations and building codes there's no need for prices to go up like they have.

As someone who has lived in upstate New York for many years and in different places including on the Canadian border that can assure you that upstate New York is much cheaper than anything else around because you have to deal with all the New York City bureaucracy without any of the benefits of New York City so no one lives in upstate New York. We're losing population very fast so the real estate market has been until the pandemic very very weak. I live in the summer near Potsdam New York and the average house before the pandemic there was $75,000 after the pandemic it's almost $300,000! But the problem is you can't make any money in that area there's no economy so $300,000 is extremely expensive in that area I know the house is in Canada across the border are higher but so are wages. Because as cold and it's miserable as we think Northern New York is that is as good as Canada gets it's like they're South Florida lol

the dystopian irony is that Canada has UNLIMITED land and UNLIMITED natural resources INCLUDING rare, precious minerals (think conflict minerals) essential to electric cars / phones ... nothing makes sense unless it's THE most corrupt nation in the world?
